We recently carried out an annual boiler service at a residential property in Beeston, Nottingham. The boiler in question is a Baxi 800 series combination boiler, a high-efficiency condensing combi that is a popular choice in homes across the East Midlands.
As the images show, the boiler was opened up and inspected thoroughly during the service visit, with a combustion analyser connected to carry out flue gas analysis as part of the process.
The service was completed efficiently, giving the homeowner complete confidence that their boiler is running safely, correctly and at peak efficiency.
An annual boiler service is one of the most important pieces of maintenance a homeowner can carry out on their property.
A boiler that is serviced regularly runs more efficiently, is significantly less likely to break down unexpectedly and has a longer overall working life than one that is left unchecked year after year.
Beyond the practical and financial benefits, there is also an important safety dimension.
Gas boilers produce carbon monoxide as a byproduct of combustion, and any fault, deterioration or blockage within the appliance or its flue system that allows carbon monoxide to escape into the home presents a serious risk to the occupants.
A thorough annual service is one of the most reliable ways of identifying and addressing these risks before they become a problem.
It is also worth noting that most boiler manufacturers require evidence of annual servicing to keep the manufacturer's warranty valid. Skipping a service can therefore leave a homeowner without warranty protection on an appliance that may still have several years of cover remaining.
A professional boiler service carried out by a Gas Safe registered engineer covers a thorough range of checks, tests and cleaning procedures across all of the key components within the appliance.
Whilst the exact steps may vary slightly depending on the make and model of boiler, a typical annual service for a combination boiler in the UK will include the following:
The engineer begins with a visual inspection of the boiler and its surroundings, checking for any obvious signs of leaks, corrosion, damage or deterioration to the casing, pipework and connections. The flue terminal is also checked externally to confirm it is unobstructed and correctly positioned.
The boiler casing is removed and the internal components inspected thoroughly. This includes the heat exchanger, burner, fan, spark electrodes and ignition leads, gas valve, condensate trap and sump, pressure relief valve and expansion vessel.
Each component is checked for signs of wear, corrosion, sooting or deterioration that could affect performance or safety.
Critical components including the heat exchanger, burner and condensate trap are cleaned during the service to remove any build-up of deposits, debris or blockages that could reduce efficiency or cause a fault.
A dirty heat exchanger in particular can significantly increase gas consumption and reduce the boiler's ability to transfer heat effectively into the heating system.
One of the most technically important elements of a boiler service is the flue gas analysis. A calibrated combustion analyser probe is inserted into the flue outlet of the boiler whilst it is running, and the analyser measures the composition of the flue gases being produced.
This gives the engineer precise data on how efficiently the boiler is burning gas and whether the combustion process is producing safe levels of carbon monoxide.
If the readings fall outside the acceptable parameters set by the manufacturer, the gas valve and air-to-gas ratio can be adjusted accordingly until the combustion is correct.
The system pressure is checked and adjusted if necessary, and all safety devices including the pressure relief valve, overheat thermostat and gas valve are tested to confirm they are operating correctly.
The expansion vessel is also checked to make sure it is correctly charged, as a failed expansion vessel is one of the most common causes of pressure-related boiler faults.
Once all checks and cleaning are complete, the boiler is run through a full functional test in both heating and hot water modes, confirming that all functions are operating correctly before the engineer leaves site. The service is then documented and a service record provided to the homeowner.
